Cost to Build a House in Eden Prairie (2026)

Last updated July 2026 · Planning estimates · Part of our Minnesota cost-to-build guide

That profile drives the budget math more than construction pricing does: labor and materials are similar across the metro, but how you get the land, and what kind of home the neighborhood supports, are local questions.

What Moves the Budget in Eden Prairie

Acquisition can be the budget. Where a lot in Eden Prairie already has a house on it, that house is part of the purchase. Demolition typically adds $25K–$60K, and the acquisition itself is priced on land value, which is why teardown candidates and finished-new-home prices track each other closely here.

Neighborhood context. Established streets mean tree preservation, stormwater rules, and in some areas design review. Builders who work Eden Prairie regularly price these in up front rather than as change orders.

What Eden Prairie Actually Charges: Permit, Plan Review and Water Access

Cost-per-square-foot models leave these out, and they are the part of a build budget a city sets by ordinance rather than a builder setting by quote. Below is Eden Prairie's own schedule, transcribed from the document the city publishes, with the date printed on that document.

Transcribed from Eden Prairie’s own published fee schedule. Figures are reproduced as printed — including the source’s own typography — and no fee is calculated here: permit fees are valuation-bracket tables, and the valuation is the city’s to set. Take these to the city and confirm before you budget from them.

Plan review fee

Building Inspections Fees & Charges, section "BUILDING INSPECTIONS" > "Fire Alarm & Non-Water Suppression": "Plan checking | 65% of the building permit fee if valuation is greater than $2,000 | 65%". (A parallel line under "Fire Sprinkler Systems" reads: "Plan Check Fee | 65% of the fire-alarm/suppression permit fee if the job value is greater than $2,000 | 65%".) CAVEAT: this 65% line sits under the Fire Alarm & Non-Water Suppression subsection, not under a general building-permit heading; the fee resolution has no general building-permit section.

Eden Prairie publishes no building permit valuation table

City Code Sec. 10.07 defers permit fees to a Council resolution "a copy of which shall be in the office of the Building Official". No such building-permit valuation resolution is published; the city offers only an online estimator.

Recorded as absent rather than estimated. Ask the Building Official for the current fee resolution.

Research notes for Eden Prairie (4)
  • Eden Prairie's 2026 Fee Resolution (Res. 2025-115) contains NO general building-permit valuation table. Its 'BUILDING INSPECTIONS' section covers only fire alarm/non-water suppression, fire sprinkler, fire prevention permits, heating & ventilating, plumbing, moving a building, and food trucks. City Code Sec. 10.07 (PERMIT FEES) states verbatim: "Fees for all permits under this chapter, which may include a surcharge, shall be determined by the Council and fixed by its resolution, a copy of which shall be in the office of the Building Official and uniformly enforced." No such building-permit valuation resolution is published on edenprairiemn.gov or findable in the city's Laserfiche repository (documents.edenprairie.org) later than Res. 88-270 (1988). The city publishes only an online fee estimator at https://epermits.logis.org/permits/default.aspx?city=ep&estimator=true. Left null rather than guessed. Ordinance 19-2025 ('Updating Fee Schedule for Administration and Official Controls', 12/11/2025, Laserfiche entryId 1701807) is a scanned image PDF with no extractable text and was not OCR'd.
  • WAC pairing was verified two ways: the same rows appear twice in the PDF (2026-only table on p.16 and 2025-vs-2026 comparison table on p.37) and every printed % change reconciles (835->850 = 2%, 1,510->1,540 = 2%, 3,670->3,740 = 2%, 4,810->4,900 = 2%, 9,890->10,187 = 3%, 25,207->25,963 = 3%).
  • Excluded per instructions: Met Council SAC and the sanitary-sewer system access charge ($850 residential).
  • www.edenprairiemn.gov intermittently returns HTTP 403 to non-browser clients; the fee resolution was located through the city's Laserfiche WebLink repository (documents.edenprairie.org), linked from City Government > City Docs.
