Cost to Build a House in Medina (2026)

That profile drives the budget math more than construction pricing does: labor and materials are similar across the metro, but how you get the land, and what kind of home the neighborhood supports, are local questions.

Medina Price per Square Foot (2026)

Production / community build $230–$300 Set plans in builder-developed communities; lot often bundled.
Semi-custom $250–$400 Builder plans with structural and finish modifications.
Custom $300–$450 From-scratch design on your lot; architect or design-build.
Luxury custom $450–$700 Premium materials, complex architecture, high-touch process.
Ultra-luxury / estate $700–$1,000+ Lakefront and estate work; effectively uncapped at the top.

Construction cost only; land, and financing are additional. Full metro tables (all build types, cost by size) are in the statewide guide.

What Moves the Budget in Medina

Community lot pricing. Where builder communities in Medina are still opening phases, they bundle the lot with construction — the most predictable total price available. Popular phases in Bridgewater and Fields of Medina can carry lot premiums, and build-on-your-own-lot projects price land separately.

Options and upgrades. In production and semi-custom builds, the design-studio session is where budgets move: structural options (third stall, finished basement, sunroom) are far cheaper at build time than as future remodels.

What Medina Actually Charges: Permit, Plan Review and Water Access

Cost-per-square-foot models leave these out, and they are the part of a build budget a city sets by ordinance rather than a builder setting by quote. Below is Medina's own schedule, transcribed from the document the city publishes, with the date printed on that document.

Transcribed from Medina’s own published fee schedule. Figures are reproduced as printed — including the source’s own typography — and no fee is calculated here: permit fees are valuation-bracket tables, and the valuation is the city’s to set. Take these to the city and confirm before you budget from them.

Building permit fee

Building Inspection — "Building Permits: Based on valuation – 1994 Building Fee Schedule, except $50 flat fee if valuation < $1,500". Related rows: "Building Permit Refund Processing Fee $100"; "Investigation fee (for work began without permit) 100% of Building Permit Fee". The fee schedule references the 1994 Building Fee Schedule by name and does NOT reprint the valuation table itself. State surcharge is not stated as a general line item on the Building Inspection exhibit; it appears item-by-item as "+ state surcharge" on specific permits (e.g. "Building – fireplace $75 per fireplace + state surcharge", "Re-side – residential $100 per structure + state surcharge", "Mechanical (residential) $75 per piece + state surcharge").

Water access charge — Medina calls it the “Connection Rates”

Levied: per living unit (residential); amount varies by water service area — $7,575 Hamel Urban Service Area, $4,410 Independence Beach, $4,410 Medina Morningside, $1,000 + Maple Plain's own fee for the Maple Plain Service Area

Exhibit A, Public Works — "Connection Rates": "Hamel Urban Service Area-Water $7,575"; "Independence Beach Area-Water $4,410"; "Medina Morningside Area-Water $4,410"; "Maple Plain Service Area-Water $1,000 + fee set by Maple Plain Fee Schedule". Footnote: "Trunk Connection Rates per living unit for residential; and, equivalent for commercial as determined by the Metropolitan Council SAC, except as may be amended by City policy. City may adjust number of units determined by Metropolitan Council if it deems it appropriate based on information provided." Sewer connection rates are listed inline in the same table but are excluded here. Also listed separately (excluded): "Sewer Availability Charge (SAC) Fee Set by Metropolitan Council".

Research notes for Medina (1)
  • Medina has NO single citywide water access charge — the trunk water connection rate is area-specific and only applies inside the four municipal water service areas (Hamel Urban Service Area, Independence Beach, Medina Morningside, Maple Plain Service Area). Much of Medina is rural and served by private well and septic; the fee schedule carries a full private-septic fee block ("Septic (new – Types 1-3) $350 + $100 site visit", "Septic (new – Type 4) $1,200", "Septic system abandonment $100") and the city code has a separate chapter 720 Individual Sewage Treatment. A new SFR outside a water service area would pay no WAC at all. Medina's building fee schedule references the 1994 Building Fee Schedule, not the 1997 UBC table, and does not reprint the valuation rows — the formula could not be transcribed further from city sources. Building inspections are contracted to Metro West Inspection Services. Two 2026 fee schedule PDFs are posted; the March 17, 2026 amended version was used as the more current. www.medinamn.gov is behind Akamai bot protection and returns HTTP 403 to ordinary fetches; retrieved with a Chrome-TLS-impersonating client.
